Well, it rained and rained

Yes, the house has leaks.  Apparently, every time it rains hard, we are going to find more leaks.  Last time, I could understand the leaks coming through the unfinished roof, but now, after all the drywall has been installed and the brown coat stucco is on, we are not happy.

Peter found the first leak in the theater room.  At a quick glance, it looks okay

but upon closer inspection, we find that there is water coming through the ceiling at the end of one of the steel beams

and out of the junction box below that point

This particular leak is going to be hard to trace.  It could be coming from the patio at the joint of the NanaWall for the dining room or somewhere else.....  We did investigate the wall above this area, the monolith wall that houses the fireplace, but we didn't find any more water.

We did find more water in the guest bedroom

and sneaking in one of the windows of the guest bedroom

and coming in the base of the NanaWall in the living room

and also coming in through the seal in the window of the dining room.  The window manufacturer is solely responsible for this particular leak as the water is actually coming in through the seal of the inner pane of glass of the window.

Further, we still have some issues with the wall of windows in the hobby room.

We can barely contain ourselves, and not in a good way.  Our last house had so many leaking issues; Leaking was the one issue we absolutely did not want in this house.  Fortunately, we forced the contractor (much to their chagrin) to paint the whole house in Copper Green.  Now, this may be the only thing that saves us on this day - at least the leaking won't cause mold because the Copper Green won't allow it!

Today, we had multiple managers from the contractor's office up at the house trying to get their head around why we have so many leaks. They have already started to troubleshoot the problem in the guestroom.  Unfortunately, in order to troubleshoot the leak, they have pulled off drywall.

So after weeks and weeks of blogging about all the work being done on the drywall and hoping beyond hope that the drywall would be completed anyday, now they are ripping it back out...  Granted it is important and we can see how much water has come through the wall now that the drywall has been removed.

So now we are back in investigation and repair mode.  After the rains stop this week, the house will undergo a thorough water test.  We will pour tons of water on this house next week - our water bill will go through the roof - in hopes that we will find any possible leaks in this house.   We will see what happens....
